Nebraska Verbal Farm Lease Termination Deadline Approaching

The deadline for tenants and landlords to terminate a verbal farm land lease is coming up on September 1. University of Nebraska Lincoln Ag Economics Professor Dr. David (ache-un) Aiken says verbal or hand shake leases in Nebraska start on March 1 so the six month deadline is then September 1.

He says the termination deadline is an important consideration for not just tenants and landlords but also when it involves land that is being or has been sold.

Aiken says written leases are generally better than are verbal ones

Verbal or hand shake leases are different for pastures. The typical pasture lease is for the five month grazing season. The lease is only in effect for that time, so it can be terminated at the end of the grazing season. However different lease length arrangements can be made in a written lease.
